Modern Farmhouse Plan Kingsbridge 31-162

Reining from the south, the dogtrot house plan offers a unique feature – an open breezeway that runs through the middle of the house separating living areas while still being under one roof. The Kingsbridge draws inspiration from this rare home style. The floor plan is fully enclosed but a birds eye view of the floor plan shows wide yet short hallways clearly separating out the different living areas.

Wrapped in a batt and board exterior, from the street view the Kingsbridge offers a stunning modern farmhouse exterior. A covered patio wraps around two sides of the great room offering ample space for those who enjoy the outdoors.

Recessed from the great room wing is the entry. A small and understated porch and a double front door greet visitors. Inside the entry hall feels grand. Drawing on the dogtrot style the double entry door is mirrored on the back wall of the entry hall opening this transition to the outdoors.

To the right of the entry is the vaulted great room. Living, dining, and kitchen are seamless, and the space is naturally bright from the rich display of windows along two walls. A fireplace is centered along one wall of the great room and can be enjoyed throughout the space.

The center of the Kingsbridge is where all three bedrooms are. The owners’ suite fills one side of the wing and boasts a large walk-in closet and private bathroom with soaking tub, walk-in shower, and dual vanities. Opposite the owners’ suite are two secondary bedrooms which share a well-appointed full bathroom.

At the end of the bedroom wing another set of French doors opens to another dogtrot inspired transition. At the end is the laundry room which offers a pass-through design to the attached two car garage allowing the space to double as a mud hall. Off the utility room are two flex rooms which could be furnished as home offices, guest rooms, hobby spaces, or whatever else suites.

Small House Plan Juneberry 31-107

Classic and modern, Juneberry exudes sophistication. This traditional, two-story house plan is a picturesque property, perfect for families. Rustic details, such as lap siding and composition shingles, give added charm to the home. Juneberry’s covered porch provides an inviting point of entrance.

The cozy entry leads to the great room. This lofty area consists of the kitchen, dining room, and living room. Juneberry’s open floor plan allows for easy socialization. Those in the dining room or living room can freely interact with those in the kitchen. The fluidity of this wall free concept makes this already spacious area feel and look larger.

Notable kitchen features includes abundant counter and cabinet space, built-in appliances, and a wide work island rimmed on one side with a flush eating bar. This three bedroom home plan has all of the sleeping areas conveniently located on the second floor. Two of the bedrooms share a bathroom, with a combination tub and shower. The vaulted owners’ suite contains a deep walk-in closet and an impressive private bathroom. The owners’ bath has dual vanities and a sleek, sustainable shower.

The utility room, also found on the second floor, has a built-in washer and dryer set.

The attached garage is large enough to fit two cars. The area can also be used for added storage.

Farmhouse Plan Tacoma 31-140

Horizontal lap siding, batt and board gable ends, and a stone wainscot blend to give the Tacoma an eye-catching farmhouse look. The entry is tucked away towards the right and is sheltered by the covered porch.

The entry is open and offers enough space for a bench to the right and a coat closet is around the corner. Double doors open to the study, which would make a great home office or remote learning room. Straight ahead the entry opens to the vaulted great room. Windows along two walls fill the room with light and on cold, dark winter days the fireplace fills the room with light and warmth. A ceiling transition helps to separate the kitchen and dining room from the great room while keeping the floor plan open. The kitchen is well appointed and offers ample counter space.

An L-shaped hallway frames the great room separating the gathering space from the bedrooms. Two of the four bedrooms are at the front of the Tacoma’s floor plan and have a compartmentalized bathroom. Towards the back of the home is the large laundry room and at the end of the hall is the owners’ suite. This quiet sanctuary features a private bathroom with walk-in shower, twin sinks, and two walk-in closets.

A staircase off the hallway leading to the owners’ suite runs up to the second floor built into the roof, giving the home the look of a single-story design from the street. Another bedroom is upstairs along with a bonus room and full bathroom.

Completing the Tacoma is the attached two car garage. The tandem bay offers the option of storage space or additional car parking if the vehicle is not a daily driver.

Unique Hexagonal House Plan Summerhill 11-152

A handsome brick exterior wraps around all four sides of the Summerhill design. From the street the attached two car garage reaches out. The front door is framed by stout brick columns which mark the boundary of the front covered porch.

Inside the entry ceiling soars to a vault, giving a sense of grandeur. Coat closets are on both sides of the entry door. Providing ample privacy to the living space, three hallways lead from the entry.

To the right a long hallway leads to the Summerhill’s two secondary bedrooms. Each has direct access to the back deck. At the end of the hall is the utility room which also has direct access to the outside allowing this space to double as a mud hall.

Offering good separation between the bedrooms, the owners’ suite fills the left wing of the home. With vaulted ceilings and direct access to the patio, the master bedroom is a luxurious retreat from the bustle of the main living area. Additional features include a large walk-in closet and private bathroom with twin sinks, soaking tub, and separate shower.

The heart of the Summerhill is what makes the floor plan unique. The hexagonal shaped great room boasts soaring vaulted ceilings and a space that easily opens to the outdoors from three different sliding glass doors.

From the dining room, the staircase leads down to the daylight basement. A recreation room fills half the basement level and provides access to the storage and mechanical closets. Off the recreation room is a large suite, the fourth bedroom, with a private full bathroom and sliding glass doors that open to the covered patio.

The easy access to the outdoors makes the Summerhill a great house design for those who love outdoor living.
