Narrow Lot House Plan Creston 31-282

The Creston home design is a contemporary plan showcasing shed roof profiles and vertical cedar siding accents. At only 30 feet wide this plan is ideal for narrow building lots on hilly urban terrain.

The two-car garage is accessed from the back. A small, covered patio leads to an informal entry that brings you straight into the kitchen. The formal entry is on the opposite side of the home. From the street view the home appears to be two stories. The stairs wind up to the covered balcony and front door. The living on the second floor is a trend known as reverse living – ideal for those building on hillside lots where the view is out of the front of the home.

The formal entry opens directly to the living room. The gathering space is open, allowing people to flow freely from the living to the dining to the kitchen. A center island with an eating bar marks the boundary of the kitchen while adding to the available workspace and informal seating. A couple of steps out of the kitchen brings you to the garage access and utility room.

The owners’ suite is also on the main, upper level. Windows on the front allow any view to also be enjoyed from this peaceful retreat. Other owners’ suite features include a private bath with step-in shower, twin sinks, and a walk-in closet.

A staircase off the kitchen leads to the daylight basement level. Downstairs are two additional bedrooms, a full bathroom, under stair storage, and a family room. A sliding glass door opens the family room up to the front yard and a generous sized covered deck.

Sloped Lot Modern Duplex Design - Ashbourne 60-063

Shed roofs blended with horizontal lap siding with panel siding accents give the Ashbourne a distinctive modern look. Designed for a lot that slopes uphill, this duplex design offers split level living in each unit.

The units are identical so only one will be described. The two-car garage is at street level and shares the lower level with the mud hall and laundry room. The mud hall offers a bench, closet and drop zone for organizing bags, shoes, and coats. Up a half flight of stairs is the formal entry which continues to climb up to the main living area.

Most of the Ashbourne’s rooms are on the upper level of this reverse living floor plan. At the top of the stairs is another coat closet. A ceiling transition from 9 feet to 12 feet marks the beginning of the great room. Double sliding glass doors extend the living space to the front facing balcony. Another ceiling transition marks the shift from the great room to the dining room. A peninsular eating bar rims the kitchen, providing separation while allowing the space to be open to the rest of the great room. This informal floor plan arrangement allows people and conversations to flow throughout the center of the home. The kitchen offers a step saving layout bolstered by the corner walk-in pantry. A man door near the refrigerator leads to the back covered patio.

All three bedrooms are accessed off the hallway from the dining room. Two secondary bedrooms are towards the back while the master suite is at the front allowing it to enjoy any views from the hillside lot. In addition to the large picture windows, the master suite boasts a private bath complete with twin sinks and a walk-in closet.

One Story Modern Prairie House Plan - Spanaway 31-284

Stone accents highlight the horizontal lap siding and vertical cedar siding that make up the Spanaway’s modern prairie exterior. Low angled roof plains and large eaves add to the prairie façade. Columns wrapped in stone frame the boundary of the front covered porch and front door.

Inside the tall 10 foot 6-inch-high ceilings from the front porch continue in the foyer. A cozy entry, the foyer is offset the great room for added privacy. There is room enough for a bench or coat rack. A cased opening marks the transition to the great room. With soaring 14-foot ceilings the great room is naturally bright from a window rich front wall and a fireplace. There is no separation between the living space and the dining room or kitchen. A sliding glass door in the dining area opens the space to the back covered patio. An island with eating bar in the kitchen adds to the available seating while providing some of the only visual separation of space in the great room. The kitchen is well appointed and offers ample counter space. The walk-in pantry is hidden behind double cabinet doors.

The three-bedroom floor plan of the Spanaway offers great separation. The master bedroom fills the right side of the home. A short hallway off the great room leads pass a den which offers homeowners’ flexibility as this space could be furnished as a home office, exercise studio, guest room, hobby space, or whatever else is needed. At the end of the hallway is the master bedroom. With a private covered patio, the master bedroom is a spacious retreat with a large private bath featuring a generously sized walk-in closet, dual vanities, and a walk-in shower.

On the opposite is of the home are the two additional bedrooms, a full bath with twin sinks, and the utility room. At the end of this hall is a drop zone for organizing bags and electronics and a bench along with access to the attached two car, side entry garage.

Barndominium Plan 20-399

Batt and board wraps around all sides of this stunning Barndominium plan. Shutters frame windows along the front adding to the nostalgic country charm. The Barndominium style has skyrocketed in popularity over the last year alongside the modern farmhouse. While both have roots in rural architecture, the Barndominium originally had a strong practical quality – combining living for farmers and livestock under one roof. This design trend, once used as an economical solution has transformed from its humble roots.

In line with the Barndominium’s humble beginnings is plan 20-399, a brand new plan from Associated Designs team of residential home designers. The main floor plan is filled with space for livestock. Three stalls line the left side along with a storage room ideal for keeping tack or feed. The center is completely open allowing for plenty of space for sheltered care of the four legged residence. An office on the right transitions to a spacious mud room and full bath. The mud room offers space for laundry appliances plus a refrigerator.

This two story floor plan is filled with living space on the upper floor. At the top of the stairs is a full bathroom and a coat closet. A hallway leads pass a vaulted bedroom plus the vaulted owners suite, complete with private bath with dual vanity. At the end of the hall, the floor plan opens up to the great room. Living room, dining space, and kitchen are all open to each other. Providing some visual separation is the center island in the kitchen which adds to the ample counter space. A vaulted ceiling runs down the center giving the great room an extra spacious feel. Framed by two windows, a man door opens to a balcony that overlooks the front yard.

The living space provided in this Barndominium plan is just over 1500 square feet. For those building on rural property looking for an economical option wrapped in a trending architectural style, Plan 20-399 checks a lot of boxes.

First, there was Craftsman, then the modern Prairie, followed by the farmhouse house. Each of these architectural styles is iconic, easily recognizable, and a timeless choice when designing your next home or accessory structure such as a detached garage or accessory dwelling unit. Newer to the home design industry is the Barndominium. It has skyrocketed as a top architectural trend with the potential to add its name to the list of timeless design styles.

What exactly is Barndominium? First it is the combination of Barn plus Condominium. The Barndo look blends the exterior of a nostalgic country barn. From gambrel roofs, to silos, to open and spacious interiors, the style first borrows exterior from a building traditionally used for housing livestock. Inside, the Barndominium is filled with comforts for two legged residents. What started as a practical and economic solution for farmers has become one of the top residential design trends. This 1578 square foot, two story accessory structure highlights the Barndominium style at its roots. The main floor offers four stalls, each with access from both inside and outside the building. Flex space affords covered space to tack up before heading out with your favorite mount with storage for your horses tack and feed just steps away. Towards the back a man door opens to a staircase that wraps around a three-quarter bathroom. Upstairs the floor plan is filled with living space. The vaulted living room is open to the kitchen and expands onto the deck through French doors when the weather is nice. A hallway off the kitchen leads to three bedrooms. Two standard bedrooms share a full bathroom with the living room, while the master bedroom boasts a private bathroom with two walk-in closets and a private deck. This blend of actual barn space with living is where it all started.

Showing how the line between farmhouse and Barndominium can be blended, Plan 24311 offers a 2490 square foot layout with a two-story floor plan. From the exterior, classic batt and board siding grace much of the front with a stone wall accent on a section of the design that is pulled forward – drawing inspiration from the silo that stands prominent on most barns. Inside the floor plan is spacious with vaulted ceilings through the main living area that fills the core of the floor plan. The main floor master bedroom is a popular floor plan arrangement making it easier for homeowners to age in place and stay in their homes longer. Built into the silo-like center on the second floor are two additional bedrooms which boast vaulted ceilings. Separated by a full bathroom and a narrow loft that overlooks the staircase. Demonstrating the grandeur that a Barndominium style design can offer is Plan 57960. At 4724 square feet, this luxury estate home is filled with five bedrooms and four full bathrooms plus two half baths. Outside, three gambrel-style roofs accent the home giving it that distinct barndo-look. Inside the floor plan offers a blend of informal and formal spaces. At the home’s heart is the great room which is only separated from the dining and kitchen by the central staircase. Off the great room is the formal living room which is adorned with beams and shares a two-sided fireplace with the great room. For those looking to care for aging parents, a mother-in-law suite is on the main floor. This private suite is also ideal as a guest room. On the second floor, there are three additional bedrooms; two are jack-and-jill suites with a shared bathroom with private vanities while the third is a full private suite with walk-in closet. All just steps away from the second-floor laundry room. The master suite fills the other half of the second floor. Master suite features include a substantial-sized walk-in closet and luxurious en-suite with walk-in shower, soaking tub, and dual vanities.
