Mediterranean House Plan, Home Plan, Glenridge 10-053

Just looking at the Glenridge makes you think of sunshine. Inspired by the tropical Florida climate, this contemporary Mediterranean style home features a tile roof, a stucco exterior, and abundant arched windows. Raised planters accentuate, and add color. The side entrance to the garage is out of the line of vision from the street.

Inside, is as sunny as outside. Skylights illuminate the family room, kitchen, main bathroom and the hallway to the secondary bedrooms. A screened porch, is at the back, surrounded on three sides by a patio. Light from this bright space flows over to the dining room and family room.

Both the dining room and living room have 10 foot-high coffered ceilings and arched entrances. The dining room features three arches, and cooled by a ceiling fan.

The large kitchen features an eating bar, desk, breakfast nook, walk-in pantry, and a work island with a cooktop. A utility room with access to the garage is close by and features ample counter space for folding clothes and could function as a sewing center too.

Luxury amenities in the vaulted owners' suite include a large walk-in closet, twin basins and a soaking tub. An exterior door provides access to a basin, toilet and shower from outside that can be separated from the rest of the bathroom.

The garage features two large storage units, one accessible from the outside, handy for yard maintenance and the other is accessible from inside.

Country House Plan, New Home Plan, Tumalo 30-996. Sloped Lot House Plan

The Tumalo is a country-style ranch home design for a downhill sloping lot. You can appreciate the view while standing on the railed, partially covered and vaulted deck at the rear, where you are elevated above ground level. 

Columns line the covered porch and walkway that wraps across most of the front. Skylights brighten the porch, the foyer, and the kitchen’s breakfast nook, which can also be accessed from the front porch through French doors.

In the foyer, to the left and through the double doors is a study. To the right leads to the nook and kitchen. Straight ahead, the foyer flows into the dining room and vaulted great room, which are partially separated by a two-sided fireplace.

An eating bar rims the work island in the kitchen. Another work island sits at the center of the kitchen, and a large walk-in pantry fills one corner. 

The vaulted owners’ suite features a walk-in shower and a large walk-in closet and is well isolated from secondary bedrooms.

Featured House Plan of the Week, Traditional House Plan, Home Plan, Lynden 30-143

Multiple peaks and a lofty arched porch gives the Lynden great curb-appeal. A wrap-around planter, along with half-round windows in the door and front bay add touches of grace in this traditional home plan

The 12-foot-high entry lends to the sense of spaciousness. Double doors on the left open into a bright den or parlor expanded by a window bay that fills most of the front wall. 

An art niche nestles into the hallway leading to the kitchen and great room. Across from the kitchen, another window bay is found in the eating nook.

The kitchen features a raised eating bar that provides seating for conversation and snacking, while hiding the view of kitchen clutter. Cupboard space is generous and a large step-in pantry is next to the nook. There is plenty of counter space as well.

Natural light flows in through side and rear windows, and the sliding door at the back opens onto a patio. When the weather keeps you indoors, you can have a fire in the corner fireplace and enjoy watching the flames instead.

You'll find the bedrooms along the right. Features in the owners' suite include a large walk-in closet and a two-section bathroom that provides privacy and steam containment for toilet and shower.

Secondary bedrooms are the same in size and share access to the main bathroom. Utilities are in a pass-through that connects with the garage.

Prairie Style House Plan, Home Plan, New House Plan, Laurelhurst 30-994

The Laurelhurst is an update of the Prairie-style home that originated in early 20th century. Low-pitched hipped rooflines, wide eaves and large columns lend to this style.

The open places to gather are at the rear make this home that is ideal for families that enjoy entertaining. Windows line most of the rear wall in a great room with a two-sided fireplace that is also enjoyed from the Den. The dining area has sliding glass doors that open onto a nice covered patio.

The kitchen is open to the dining room, across a work island with a cook top on one side and an eating bar on the other. Ample cupboard and counter space includes a large walk-in pantry. The media room to the right also has patio access.

A den, located right of the foyer, is in an good location for a home office. Three bedrooms and two bathrooms are in the left wing. The luxurious owners’ suite features a spa tub, dual vanity, walk-in shower and walk-in closet.

Featured House Plan of the Week, Duplex Plan, Multi-family Plan, Corydon 60-008

The Corydon duplex plan is designed for construction on a corner lot, or a wide lot with both front and side access. This duplex design gives each unit a large measure of privacy as the front porches are not next to each other, and garages are well-separated. 

Unit A is two stories. Three bedrooms and two bathrooms are located upstairs, and it has direct access to a two-car garage.

Unit B is a one-level, two-bedroom plan with an attached, direct entry one-car garage, next to a two-car garage. It would be up to the owners, which unit used this second double garage.

This design would be ideal for an owner-tenant who likes to travel. They could live in one unit, and use that extra garage to store a travel trailer or boat when they are not in use. 

Both units feature raised eating bars that rim the kitchen that are open to large great rooms. Sliding glass doors in the dining areas open to access a large joined patio that is separated by a privacy wall.

In unit A, a powder room is just inside the front door, right next to laundry appliances that hide behind folding doors. A storage closet is beneath the stairs that lead to the second floor. Upstairs, a linen closet is on the landing, just outside the bathroom. The owners' suite features a private bathroom, complete with shower.

Unit B is smaller and has a wider front porch. It features two bedrooms and a two-section bathroom. Laundry appliances are right opposite the high-efficiency kitchen.

Gridded windows accent the front of the two-story Masonville, giving a traditional look to this luxury home. Wainscoting and gables enhance the exterior.

Bright, large gathering spaces complete two-thirds of the main floor while the luxury owners’ suite accounts for the rest. It features a large walk-in closet, an exercise room and spa tub.

Everyday living activities gravitate to the spacious kitchen, family room and nook, where natural light flows in through wide windows. One set slides open to provide patio access. A large walk-in pantry with room for a freezer is lcoated behind the kitchen.

The dining and living room flow together on the left side, and can be entered from either the great room or the foyer. In the living room, a fireplace lined by shelves is a focal point. The alcove toward the back could accommodate a grand piano.

Secondary bedrooms, two bathrooms, and a large gathering room are upstairs.

Building a new home is exciting! Whether it's a lifelong dream coming true, or an endeavor you've embarked on before, there are many things to consider when starting the process.

When you've found that perfect piece of property, spend a little time there and visit the site at different times of the day. Take note of the views, traffic, neighbors, and where the flow of natural light is throughout the day, these should all be considered when you are ready to begin choosing a home plan. Are the neighbors in close proximity? Perhaps you need a plan that would allow a more private backyard patio. Do you have a terrific view that needs to be captured in the areas of the home you spend the most time? Would the bedrooms be where headlights will shine in continually through the night? What are the natural contours of the building lot? What is the building envelope for your lot (setbacks, easements, etc.)?

Next, think about homes you've walked through, and magazines you've looked at. What has really caught your attention to think, "this is really great" or "how nice that would be". Also, consider how you live in your home. Some additional things to think about are:

  • Do you entertain? Will you need space to move around? Formal rooms?
  • Do you live casually? Does the great room concept fit the way you live?
  • Like Contemporary? Look for clean lines and functionality.
  • Do you want your home to feel relaxed or outdoorsy? Look for a home plan that will bring the outdoors in.
  • Will you be scaling down, or looking for more room?
  • Do you want the owners' suite close to or separate from the other bedrooms?
  • Hobbies? Do you need your own room or possibly a shop?
  • Do you want your utility room close to your kitchen area, or by the bedrooms where you produce the most laundry?
  • Budget? If you’re drawn to complicated roof lines and angles, these things can add up if you are trying to maintain a tight budget.

Ok, now it's time to begin looking for that perfect home plan and begin searching through the thousands of house designs available through the web. Sound or appears overwhelming? It really doesn't have to be. Most sites have advance search options which allows you to narrow down the search. Start with overall dimensions, and work your way from there. A bit of advice; think a little beyond your scope. Most pre-designed plans can be modified for example the exterior feel, adding a garage bay, adding or taking out a little width/depth, and changing a foundation are fairly simple changes to create your own perfect home plan.

These days it’s easier than ever to search for home plans. From large plan brokerage sites which carry home plans from designers and architects across the country to individual design firm’s websites such as Associated Designs, the sky is the limit when it comes to searching for home plans. Regardless of where you end up browsing for plans never be afraid to ask questions, and look at the plan package options. If you customize a plan, make sure the changes are being made from the original designer and not outsourced. The original plan designer knows their plan best, and will help consult with the best way to make the changes you are considering as well as offer suggestions and guidance to the requested changes.

Another piece of advice; allow yourself the time to enjoy the process, and breathe. There are many resources and great people to assist you long the way.

European House Plan, Home Plan, Featured House Plan of the Week, Charlottesville 30-650

European styling give ambiance to the elegant and spacious Charlottesville home plan. Families that love to entertain will appreciate this house, and its not hard to imagine a glowing bride descending the foyers curved staircase on her special day.

Raised stone trims the entrys stone veneer columns, accenting its lofty arch. Keystones highlight the front windows.

Inside, the staircase sweeps up along the right side of the two-story foyer. The balcony/landing overlooks the foyer and the family room, and links at one end with a large loft. Three bedrooms, a two-section bathroom, a storage closet, and a large, dormered bonus room are also located on this level.

On the main floor, walking under the balcony brings you into a bright, two-story family room with a wide-hearthed fireplace. Of the four tall multipaned windows filling most of the rear wall, the two at center open onto a partially covered patio.

The family room is open to the dining room. Natural light spills into this area through the rectangular window bay. A large work island is all that separates the dining room from the kitchen. 

Owners suite amenities include a two-section closet, large walk-in shower, and a two-sided fireplace. Flames can be enjoyed in the sleeping area and from the roomy spa tub. The deluxe guest suite is on the other side of the foyer, near the utility room, walk-in pantry, and three-car garage.

This handsome Craftsman style garage plan can hold up to two cars. The single garage door is 10' wide and 9' tall and with 45' of interior depth allows two cars to be parked one behind the other. Double doors on the front open to the garage space which could be used for a shop or storage. At the back of the garage are stairs that lead up to a bonus room.

Rick McAlexander (Owner)

Rick was born into the home design profession. Starting directly out of high school, he worked for a local home design company running errands and making good old fashion blueprints. Having learned the art of home design from time spent working with talented individuals, he started Associated Designs and grew the company from the ground up. When Rick is not busy creating home plans, he enjoys hiking, skiing and the occassional mancation riding the motorcycle with friends.

Debbie McAlexander (Office Administrator & Website Manager)

Debbie's career started in the financial industry. In the early 1990's she helped start Associated Designs with her husband, Rick, as the office manager. Currently her passion is managing the website, plan marketing and she also provides customer service. Outside of work she enjoys spending time with her family, crafting and sewing, trying new recipes, traveling and hiking.

Jessica Craig (Office Manager)

Jessica has been with Associated Designs for the last 7 years. Starting in high school, she helped fulfill orders and answer phones. After receiving a degree in economics she stepped in as office manager and oversees project scheduling, customer service and plan marketing. She likes to spend her free time running, hiking, skiing, rock climbing and mountaineering with her husband and pup.

Tim Thompson (designer)

Tim has been creatively pursuing residential home design for over 20 years. It was during college that he became interested in home design. He appreciates the creative interaction with clients that brings their living needs together within each house design. Throughout the rest of the week, Tim enjoys being with his family and friends, photography, building anything in the garage, as well as kayaking, hiking and biking.

Kelly Alvord (designer)

Kelly experienced the joy of design at a young age which lead him to pursue a degree in architectural drafting. Having worked in a few different industires using his skills, Kelly found residential design the most rewarding and has been with Associated Designs for over 20 years. In his spare time, Kelly enjoys golfing, motorcycles and spending time with his grandchildren
