Craftsman details grace the front facade of the Barrett house plan. This hillside house plan is designed to take in views from three sides. This unique luxury house plan has a hexagonal shaped great room with tall vaulted ceilings. The rear wall of the great room extends further out to create a naturally bright and richly windowed gathering space. Deck space frames each side of the great room allowing the living space to flow to the outdoors on warm summer days.

The bedrooms are nicely separated throughout the 2 story floor plan. On the main level the master bedroom fills the left wing. This private retreat features a tray ceiling and private bathroom with separate oversized shower and soaking tub with large walk-in closet. The wing to the right of the great room is filled with a guest suite that is almost as well-appointed as the master bedroom. Beyond the guest suite is a large utility room which also connects the homes attached 3 car side entry garage.

This house plan with walk-out basement offers a large recreation room on the lower level. This space features a wood stove plus beverage bar. To the right is a shop with utility sink and double doors that open to the large covered patio. To the left of the recreation room are two additional bedrooms making the Barrett a luxurious 4 bedroom house plan. One of the bedrooms is a bunk room - great for families with young childrent or grand children. Between the bunk room and the 4th bedroom is a large full bathroom with twin sinks plus separate shower and soaking tub.

The European feel of this home constructed by Bella Chateau Homes, Inc. is distinct by it's clipped gables, an iron balcony, siding and stone details. In the great room windows fill the living room's rear wall with a wide-hearthed fireplace between them. The nook is completely open to this large space, as is the kitchen to the nook.

Craftsman Gladstone House Plan 30-786

Cottage inspired Gladstone is a 1 story house plan with 2590 square feet. An arched opening frames the front door creating a cozy covered porch. Inside the foyer ensures privacy in the great room. The foyer is spacious enough to accomodate a bench and a coat closet is just around the corner. To the right are two bedrooms, each are suites with the smaller of the two sharing access. At the end of the bedroom hallway is a richly windowed, vaulted parlor - ideal for a home office. 

The core of the home is filled with the great room which features a cozy fireplace in the corner. Dining room and kitchen are open to one another with an island providing some visual separation. 

The left side of the floor plan is filled with the owners suite that features a large private bathroom with walk-in shower, spa tub and dual vanities. Above the attached 3 car garage is a bonus room with large closet.

In the linked gathering spaces that form the core of this contemporary, cottage home plan, windows fill most of the rear wall. In the kitchen, cabinets and counters wraps around three sides of a central work island with a flush eating counter fronting the dining area. Owners' suite amenities include a deep walk-in closet and a luxurious bathroom.

The Brookside is an eye-catching country house plan. Tapered columns with stone bases frame the welcoming covered front porch. Insiding the floor plan feels spacious and modern. From the foyer you can travel to the left towards the dining/parlor. This flex space offers homeowners the ability to furnish a formal dining or living room if desired. For more causal families this space could be furnished a s home office or study. The back of the home is filled with the great room where living, nook, and kitchen flow seamlessly together. Centered on the rear wall of the great room is a fireplace framed by windows. Off the kitchen a short hallway leads pass the utlity room, a powder bath, and ends at the attached 2 car garage.

The right side of the main floor plan is the owners' suite which features a large, private bathroom with twin sinks and generous sized walk-in closet.

This three bedroom house plan has two additional bedrooms upstairs providing nice separation from the main floor master. The compartmentalized full bathroom is shared with a bonsu room.

The Oakshire is a prairie-style 1 story house plan with three bedrooms and an open great room floor plan. The recessed front door protects guests from the elements. When they step inside the foyer feels spacious and a coat closet is just a few steps away. To the right, French doors open to the den which shares a two-sided fireplace with the great room. The den's proximity to the front door make it an ideal space for a home office. To the left from the foyer a short hallway leads to the bedrooms. All three fill the left side of the floor plan with the two secondary bedrooms sharing a compartmenatlized bathroom. The owners' suite is tucked away at the back of the home. Again, French doors open to this quiet and spacious retreat that features a private bathroom with walk-in shower and large walk-in closet, plus access to a private patio.

The great room fills the center and right side of the home. A grand great room has 10' ceilings and a richly windowed rear wall creating a bright and area place to gather. The dining room is open on both sides with an island in the kitchen providing some visual separation. The kitchen is well-appointed with ample counter space and a corner walk-in pantry. Off the kitchen is the utility room and a mud room that leads to that attached garage. From the street the garage appears to be a standard 2 car front loading layout, however a look at the floor plan and you'll see that the garage is 41' deep allowing cars to park in tandem which means it can accomodate up to 4 cars.

Wooden shutters frame most of the windows on the front elevation of the Glendale house plan giving it a nostaglic country look. Inside the floor plan is modern and open. Off the entry, a set of French doors open to the den, with its proximity to the front door is in an ideal location for a home office. At the end of the entry hall there are three choices. To the right, is the main floor master suite with private bathroom and large walk-in closet. To the left, the stairs run up to the second floor of this 4 bedroom design. Straight ahead, the floor plan opens to the great room. A 2-story ceiling and richly windowed rear wall fill the great room with natural light. The great room is open to the nook and kitchen. Off the nook is a screened porch, perfect for those who enjoy fresh air but want some protection from the elements. The well-appointed kitchen is separated from the utility room which leads to the attached 2 car side entry garage.

This 2 story house plan has three bedrooms on the upper level which share a full bathroom with a bonus room that extends over the garage. Homeowners' have the option of finishing a full bathroom in the bonus room that would easily turn the room into a suite allowing the Glendale to be a 5 bedroom house plan.

From the street the Alsea appears to be a charming Cape Cod inspired country house plan. The window shutters and large covered front porch give the home design a welcoming and nostalgic look. A look around the design and it becomes clear that the Alsea is a hillside house plan designed for a downhill slopping lot.

The main level is filled with the day to day gathering spaces. Living room, dining room, kitchen, and den are all open with the only separation coming from the central staircase. Off the kitchen is a utility room and powder bath plus access to the attached 2 car garage.

This three bedroom floor plan has all of the bedrooms on the second floor. The owners' suite fills the right side of the second floor and features a walk-in closet, private bathroom, and covered balcony. The two secondary bedrooms share a full bathroom with the bonus room that extends out over the garage.

The walk-out basement level is unfinished allowing homeowners' to tailor this space as their lifestyle and needs evolve.

Cost to Build a House in Alabama

Carl, what will a 2,400 Ranch with 800 sq ft of non living area cost to build per sq. ft. in Birmingham AL.?

800 sq ft of non living space is a big area that will add considerable construction cost unless you utilize an area in an unfinished basement or attic.

Since you are interested in a ranch (one level) if you build it with a basement, you will have a huge area of non living expandable space.

That’s one advantage to ranch houses, huge basements. It’s also one disadvantage as basements aren’t cheap.

On my web site page "How to Read House Plans " I have a tip in the second paragraph that tells you that one level construction costs more per sq ft than 2 story construction, one of the reasons being the cost of a large foundation.

If your (potential) lot has enough of a slope and you can afford it, you could build a walkout basement, which would be an ideal solution.

Here’s a 2400 sq ft country home plan from Associated Designs with almost 400 sq ft of non living (bonus room) in the attic area over the garage.

Stairways near the utility room lead down to the basement and up to a large bonus room over an exceptionally deep garage.

It has an old-fashioned wrap-around porch that fronts this otherwise modern country home plan. The vaulted dining room has a central apex, giving it a gazebo-like feeling. Windows fill most of the family room s rear wall, and from the kitchen sink you have a clear view of both the family room and the scenery beyond.

I calculated the cost to build this attractive home in Birmingham, AL by using the “Cost to Build Calculator” found on my “Getting Started” page.

I used Quality Class 6 throughout except for the foundation.

Total cost as of May, 2010 including the General Contractor’s markup of $45,708 = $370,341 = $166 per sq ft.

For an owner builder, subtract the General Contractor’s markup and it drops to $145 per sq ft.

This is a rather expensive house to build due to being a one story, full basement, and many corners.

Keep in mind, that this only a rough estimate. Read "Cost Estimating" for more information.

The Hillcrest is a unique one story house plan. With 3957 square feet this design has 4 different gathering spaces. From the street view what appears to be the garage is really a recreation room with double French doors that lead to a patio, inside is a beverage bar. 

Through the front door the entry offers two directions. To the left is a formal vaulted living room with wood stove. Off of the living room is the luxurious master bedroom that features a fireplace, direct access to the back patio, and private bathroom with separate shower and soaking tub plus a large walk-in closet.

At the center of this 3 bedroom house plan is an informal vaulted family room. The open-concept living area has the kitchen, nook, and family room open to each other. The corner fireplace in the family room can be enjoyed throughout the kitchen and nook. 

The fourth space is off the family room. A large media room's only opening is the access from the family room. Otherwise this room is windowless, perfect for creating a home theater experience. 

Regardless of how you like to entertain the Hillcrest is designed for those who love to host - whether that is a game day in the recreation room, a movie night in the media room, or causal conversations in the family room or living room.
